Your booking
A signed booking form, fax or email confirmation is deemed to be your acceptance that you agree to our Terms & Conditions. Bookings are only deemed to be confirmed upon receipt of the appropriate deposit.
Payment
A deposit of 30% of the total cost of your accommodation is due at the time of booking. The remainder is due 8 weeks before your arrival date; otherwise the accommodation may be forfeited. Bookings made within 8 weeks of the start of your holiday must be paid for in full at the time of booking. Keys can not be made available unless the full amount due is received by us.
Breakages deposit
All clients agree to report any damage to the property or its contents as soon as possible during their stay. A deposit of £80 will be added to the cost of your booking, payable with the balance, due to cover any items found to be damaged or missing after departure. The deposit also covers telephone charges, or any other services consumed.
This is refundable 14 days after departure.
Cancellation
In case of cancellation, written notice must be given. This is effective from the date it is received. 80% of your deposit will be forfeited if you cancel up to 3 weeks before the start of your holiday. Cancellations notified within 3 weeks of your arrival date will result in the full deposit being forfeited. In the unlikely event that we have to cancel your booking due to circumstances beyond our control we undertake to provide accommodation of a comparable standard or a full refund of any monies paid.
Holiday insurance
We strongly advise you to take out holiday insurance to cover medical and other risks.
Maid service
Maid service is provided twice weekly. Their duties are to clean the rooms in the property and change towels and bed linen. They are not expected to wash dishes or personal items.
Property guidelines
The occupants agree to respect any rules of the accommodation; in particular where a no-smoking policy is in force.
Arrival & departure times
Saturday is the preferred change over day but we can be flexible if necessary. We will endeavour to ensure that your property is available for you on arrival but in any event will be available from 14.00 hours on the day of arrival. Similarly we will do our best to accommodate late departures but if new clients are due to arrive earlier we ask that the property be vacated by 10.00 hours on the morning of departure to allow time for cleaning.
Complaints
We have a well-established reputation and we do not envisage clients being unhappy with the accommodation provided; however if you feel that you have reason to complain we ask that you immediately contact us so that any problems can be resolved. We cannot be responsible for any matter, which you did not bring to our attention during your holiday.
Sub-letting & additional guests
Sub-letting is prohibited. Additional guests over the numbers stated on the booking form will be deemed to be a breach of your contract and clients will be asked to leave immediately.
Animals
Animals will only be allowed if agreed in writing at the time of booking.
